Helpful information for the Customer

Putting objects back on your sealed landscape: 12-24 hours to walk after sealing, 48 hours to put heavy objects back on, 72 hours to drive on

Sprinklers: Please make sure sprinklers are off the night before Sealer Pro LLC arrives and the night after your pavers have been sealed

Belongings: Please make sure all belongings are removed from work areas to avoid $150 moving fee. Please also make sure your cars are moved out of the driveway before our arrival, we may temporarily block your driveway with our truck and trailer.

Maintenance: After getting your pavers sealed, we recommend a maintenance cleaning every 12 months by Sealer Pro LLC to ensure longevity and quality. We recommend resealing (at a reduced price than the original seal) every 3-5 years.

Your Home: Please be aware we do our best to protect your home when providing a service. A few things we see often: Door seals not fully intact – When we clean or sand we use water and can spray the doors, it is recommended to put a towel near doors that are being worked around. Sometimes sands can get in the tracks of sliding doors, we do our best to clean this out.

The Terms and Conditions are provided to protect Sealer Pro LLC as a small business and protect our customers so that we can provide the best service possible and ensure your product lasts as long as our manufacturer specifications dictate. We have been trained by our manufacturer to use the products in accordance with specific recommendations. We do our best to communicate all precautions at the time of the estimate.

Paver Sealing & Travertine Sealing:

1) If your pavers have been sealed prior – Our manufacturer ICT (Innovative Concrete Technologies) recommends stripping of the old sealer before applying a new sealer. The ONLY time this is not the case is if the sealer that was used is that same as what Sealer Pro LLC uses which is Ureseal H2O. Or if Sealer Pro LLC sealed your pavers in the past with Ureseal H2O. If the customer chooses to NOT strip old sealer and apply our sealer, there is a potential for that sealer to not adhere properly and could potentially fail which results in peeling, whitening, or flaking. This is not covered under any manufacturer warranty. We try our best to communicate this to all customers at time of estimate.

2) Slippage Potential – All paver aggregates are different and wear differently over time. The potential after a sealer is applied for them to be slippery depends on the paver texture. We are not responsible for slips or falls from pavers or travertine being slippery after a sealer is applied.

3) Travertine – Travertine is a natural stone that is more dense than brick pavers. Per our manufacturer recommendations it is advised to seal travertine with a penetrating or impregnator sealer. This does not provide joint stabilization (keep sand in joints) nor will it enhance the color as a film forming sealer would. We always recommend using a penetrating sealer on natural stone like travertine to best provide protection and longevity. If the customer decides to go with a film forming sealing on travertine to enhance the color or provide a “shine”, we are not responsible for slippage or failure of sealer. It is important to understand the risks associated with applying a sealer not recommended for Travertine such as a Film Forming Sealer. Film Forming Seals WILL need to be stripped before any sealer can be reapplied in the future. This incurs a huge additional expense to the customer. Penetrating sealer we use for Travertine will NOT have to be stripped, this saves the customers money in the longevity of maintaining your hardscape.

4) Weeds/Mold/Algae – Cleaning, sanding and sealing provides a layer of protection against weeds, mold and algae but will never be 100% full proof as mother nature cannot be stopped. Sealer Pro LLC recommends a maintenance cleaning every 6-12 months after sealing to best protect from these issues.

5) Payment – We accept Cash, Check, Zelle, Venmo, and Debit/Credit Card (3.5% processing fee). We require a 25% deposit to book and a signature on our estimate sheet confirming our customers have read and agreed to the Terms and Conditions. All remaining balances are due upon completion of the project.

6) Pools – When cleaning, sanding, sealing or stripping around a pool Sealer Pro LLC does our best to not get any residue in the pool. We cannot guarantee that nothing will get in the pool/filter/skimmer as it is near impossible. Some chemicals used can alter the PH in the pool. In extreme circumstances, the pool can turn green from the stripper. The stripper causes an increase in the phosphate levels in the pool water. This rarely happens, but customers should be informed of the potential. Sealer Pro LLC recommends having a pool company clean and balance the pool the day after the pavers are stripped, Phosphate remover may need to be added to water.

7) Sealer over spray – Sealer Pro LLC takes every precaution to protect your house and surrounding areas from sealer over spray when sealing. We use a paint shield and wipe up any excess when noted. We cannot guarantee that every area will be cleaned of overspray.

8) Stains/tire marks – Sealer Pro LLC will do everything we can to remove any and all stains on your substrate. This includes but is not limited to oil, mold, dirt, algae, black fungus, paint, gum, tire shine, tire marks, and rust. it is not expressed or implied that we can completely remove all stains. We also cannot guarantee that sealing will completely stop any additional stains or tire marks from reoccurring.

9) Plant life/Grass – We take every precaution to protect your plant life, grass and shrubbery when stripping, cleaning and sealing. We try to rinse off your plants and grass before and after every service. In some rare cases plants and grass can be damaged. We do not take fault if a plant is damaged during our services.

10) Stripping – We take great precautions when stripping and removing old sealer. Although we do everything we can to protect your home, stripping can cause removal of paint which we are not liable for. We try to take measures to avoid contact. We highly recommended you drain and refill your pool if Sealer Pro LLC strips around a pool area or have a professional pool company come out to clean the filter and check the PH. It is the customers responsibility to have the system turned off prior to our arrival.

11) Sealer Pro LLC is not responsible if using any customer supplied products or services beyond our recommendations.

12) It is the customers responsibility to remove all objects away from work areas, keep all pets and family away from work areas for 24-72 hours, and ensure area is clear prior to our arrival.

13) Efflorescence – The formation of calcium buildup (white in between the cracks of pavers) on the bottom of a driveway with poor drainage and pavers is typically the result of a combination of factors. Here’s a breakdown of the process:

Water Accumulation: When there is inadequate drainage on a driveway, water tends to accumulate and pool in certain areas, particularly at the bottom or low-lying sections. This can happen due to improper grading, lack of proper drainage systems, or other factors. Dissolved Minerals: As the water sits and remains stagnant for extended periods, it starts to evaporate. During evaporation, the water leaves behind the minerals it contains, including calcium, which may have been dissolved in the water from various sources.Calcium Precipitation: As the water evaporates, the concentration of dissolved calcium increases. When the calcium concentration surpasses its saturation point, it can no longer remain dissolved in the water. As a result, the excess calcium precipitates out of the water, forming solid deposits. Paver Interaction: If the driveway has pavers or concrete blocks, the calcium-rich water can interact with the paver surfaces. The porous nature of the pavers allows water to seep through and come into contact with the calcium deposits on the underside of the pavers. Calcium Deposition: When the water carrying dissolved calcium reaches the bottom of the pavers, it can deposit the calcium ions onto the surface of the pavers. Over time, repeated cycles of water accumulation, evaporation, and calcium deposition lead to the buildup of calcium on the paver surfaces. The formation of calcium buildup is a gradual process that occurs over time, with the accumulation being more pronounced in areas of poor drainage. It’s important to address the drainage issues to prevent further buildup and potential damage to the driveway or pavers. Regular cleaning and maintenance of the pavers can also help in managing and removing the calcium deposits.

Without addressing the drainage, it will come back.

14) It is not the responsibility of Sealer Pro LLC if damages occur to projects outside of whitening, yellowing, or peeling after we have completed the project.

15) Weather – We try our best to communicate to our customers when we need to delay for any unreasonable weather that could affect sealing. We do our best to accommodate rescheduling customers. Temperatures under 55 degrees and over 100 degrees are not suitable for sealer to adhere to substrates. Rain, lightening, hail, hurricanes or other weather conditions will delay work.

16) Tinting/Staining Pavers – It is important to understand when tinting pavers we do our best to match the customer expectations of desired tint color. Doing a test area helps establish a baseline, however when tinting the pavers we cannot remove what was put down. Once the customer agrees to the test area colors of the tint, we are not responsible if the customer wants to change the color or does not like the color of the tint.

Additional charges will be applied if water is not available.

4) Electrical Usage:
By signing this agreement, you agree to provide Sealer pro LLC  the right to use an on-site source of electricity as needed to complete the stated project without compensation. If an exterior source is required it will be at an additional charge.

5) Color and Tone Concerns:
The properties and species of wood age and weather can greatly affect the resulting color or tone of the stain. Note: Variances may occur on individual boards as well as the total project,  as densities and other characteristics vary across and throughout the wood. Sealer pro LLC and its associates attempt to represent the final finish color and tones as best as possible. While we can often give you an idea of the overall color or tone you must expect some variance in the overall finish.

6) Courtesy:
While Sealer pro LLC  is on location and performing work on your property, you are responsible for keeping all children and pets, as well as other individuals away from the work area. Children and pets must be kept off the work surface for at least 24 hours after our work is completed. This is for your safety as well as our own.

Payments to Sealer pro LLC are due as per the contract schedule and are to be paid by check or cash. All balances are ALWAYS due upon completion of the job. The customer agrees to pay any collection cost incurred by Sealer pro LLC related to the collection process of outstanding balances.

8) Scheduling:
Scheduling in a business which productivity relies upon the weather can be difficult. Inclement weather may affect scheduling. We try our best to keep scheduling conflicts to a minimum, however, circumstances that are beyond our control may affect your project start and completion dates. You will be notified of any changes.

9) Removal & Replacement of Deck Contents:
Removal and replacement of grills, deck furniture, planters and any other items are the responsibility of the homeowner. Should we need to remove items from the deck, we will not be responsible for any damage, breakage or for storage issues. An additional charge may be applied for the time and labor devoted to the removal of these items.

10) Damages:
Sealer pro LLC is not responsible for damages due to improperly installed siding, loose shingles or siding, broken or opened windows, improperly sealed windows and doors, wood rot, defective construction, improperly secured wires, loose or improperly installed gutters, and leaders and improper caulking. In every aluminum siding case and in some cases with vinyl siding, the sun and weather will bleach the color or cause fading. Power washing, which entails the removal of chalky, gritty, or failing surface materials may cause the faded aspects of the vinyl or aluminum to stand out. Sealer pro LLC will not be responsible for such conditions. Sealer pro LLC will not be responsible for loose mortar that may dislodge during the cleaning process.

11) Stains:
Some stains cannot be removed by power washing. Tree sap, artillery fungus, splatters from stains and paints are examples of materials that cannot be removed by conventional means. We make every attempt to point these areas out to the customer when quoting the project. Sometimes these stains cannot be removed at all.
12) Watertight:
Sealer pro LLC Services expects your property to be in good repair and weathertight. This includes, but is not limited to all electrical services including receptacles and light fixtures. Doors and windows shall also be weathertight. Sealer pro LLC Services is not responsible for damages as a result of water infiltration from poor or improper installation, maintenance, or repair of electrical-related items or doors or windows. Sealer pro LLC cannot guarantee removal of artillery fungus from exterior house surfaces.

13) Window Spotting:
Windows may become water spotted as a result of our services. Window cleaning is NOT included.

14) Concrete:
The appearance of concrete depends on a number of factors most linked to when the concrete was initially poured and cured. When concrete with dirt, mold, mildew, algae and other pollutants and stains is cleaned, the concrete will then reveal any and all imperfections that the pollutants and stains have covered up. The customer understands that not all concrete will look the same even on the same driveway, patio, sidewalk, or concrete slab.

15) Sealer Pro LLC recommends not to pressure clean concrete (driveway and sidewalks) unless it is at least 2 years old. It is the responsibility of the customer to inform Sealer Pro LLC if the concrete is less than 2 years old so that it may be soft-washed instead of pressure-cleaned. This will prevent etching or damage to the concrete.
